The Complexity of ADU Utilities

The most challenging aspect of ADU construction is utility management. The new unit needs water, sewer, and power. We carefully trench your yard to connect the ADU sewer line to your existing main line. We also coordinate with Edison or PG&E to either upgrade your main electrical panel or install a completely separate meter for the ADU, allowing you to easily split utilities for renters.

Types of Accessory Dwelling Units

Detached ADUs

A standalone structure in the backyard. This offers the most privacy for renters or family members and can usually be built up to 1,200 square feet depending on the city.

Garage Conversions

Converting an existing garage is often the most cost-effective route, as the foundation and framing are already in place, requiring mostly insulation, drywall, and utility work.

Attached ADUs

Built as an extension to your existing home but featuring a separate entrance, kitchen, and bathroom. Great for aging parents or adult children.

JADUs (Junior ADUs)

A unit under 500 square feet created entirely within the existing walls of a single-family home, often utilizing a spare bedroom and adding an efficiency kitchen.

Frequently Asked Questions

Garage conversions are the most affordable, typically starting around $80k-$120k. Ground-up detached ADUs are essentially small custom homes and require new foundations, roofing, and utility trenching, usually starting around $200k+ depending on size and finishes.

You will receive a new address (e.g., 123 1/2 Main St). You can choose to upgrade your main electrical panel to handle both homes, or pay the utility company to install a separate meter so the tenant gets their own bill.

Under current California state law, local municipalities cannot prohibit the construction of an ADU on a single-family zoned lot, provided you meet the minimum setbacks (usually 4 feet from side and rear property lines).

Once permits are approved, a garage conversion takes about 2 to 3 months. A ground-up detached ADU takes about 4 to 6 months of construction time.
